INTRODUCTION
Nucleus Transmodal Hub is a strategic freight infrastructure precinct located 4 kilometres west of Beaudesert at Bromelton, in South East Queensland on the Sydney-Brisbane rail line.
It is a nationally essential freight precinct for industry offering efficiencies and cost savings through advanced intermodal freight handling and transfer coupled with lower property costs.
The Bromelton area is a Queensland State Government designated precinct for these specific uses: - Industry able to benefit from freight rail servicing can locate adjacent to the intermodal precinct,
- Complementary and other industry will locate in the General Industry precinct.
Nucleus will underpin south east Queensland’s growth through provision of integrated logistics and freight infrastructure.

FREIGHT IN AUSTRALIA
> Without Efficient Freight Networks Our Economy Ceases To Be Competitive
Australia’s population is forecast to grow from 22.4 million to 27.2 million by 2026 at mid range estimates (ABS) and Queensland’s will grow from 4.5 million to6 million (1)
A significant proportion of an items final cost and carbon footprint is derived from its transportation
Australia’s total freight task will double between 2006 -2020 and triple by
2050 due to population growth and increases in imports (2)
Transport and logistics in Australia equates to
14.5% of GDP (3)
Increasing focus on carbon emissions dictates that the existing trend from road to rail freight will increase
Australia’s supply chain is worth $150 billion
and supports1 million jobs (4)
ARTC forecasts for rail transport market share to 2018 indicate Melb/Sydney/Bris at 30-40% with Melbourne/Brisbane as high as 80% even assuming low level increases to rail costs drivers (7)

Without Efficient Freight Networks Our Economy Ceases To Be Competitive
Growing dominance of Asia and reducing competitiveness of
Australian manufacturers will drive an increase in import
trade
Seaborne containerised freight will grow annually at an average of 7.0% or more across the Port of Brisbane to 2024-25 (5)
Trends are towards higher efficiency freight solutions focused on faster freight carriage and transfer, low inventory levels, automated warehousing and integrated logistics systems
Every 1% increase in productivity to the freight transport network saves the economy $1.5 billion (8)

Without action, congestion on urban roads will restrict the mobility of people and freight, costing the economy $20 billion a year by 2020 (6)
> Nucleus Responds To The National Need For Cost Effective, Environmentally Responsible and Contemporary Freight Infrastructure Which Underpins Growth And Keeps The Country Moving.
WHY IS NUCLEUS IMPORTANT?
To respond to freight growth and to underpin Australia and Qld’s growth it is essential that freight and logistics infrastructure keeps pace.
Qld’s existing freight infrastructure has a finite life eg. Acacia Ridge terminal.
Bromelton is the only available unconstrained land with direct frontage to the Sydney – Brisbane rail line.
Nucleus will respond to the demand for carbon efficient freight solutions.
Quote – Qld Transport Report on the Findings of the SEQ Intermodal Freight Terminal Study. The Nucleus site was considered amongst other as locations for the next major intermodal precinct for SEQ. The report stated “The most suitable site without substantial investment in additional infrastructure is Bromelton.”
Bromelton has been designated a State Development Area.
Nucleus is required as a major employment hub to support thestated growth strategy of the Queensland Government.

THE JOURNEY TO BROMELTON IS WELL ADVANCED
Bromelton was designated a State Development Area (SDA) in August 2008 in order to prioritise it as the future rail serviced intermodal precinct for south east Qld.
A development scheme for the SDA will form the basis for use applications to be assessed by the State.
Scenic Rim Regional Council have prepared a Structure Plan which clarifies development guidelines and infrastructure servicing for rail serviced and general industry in the precinct.
Over $3 billion is being spent on upgrading the Melbourne to Brisbane rail line (federal budget 2009 and 2010).
The east coast rail upgrade works will bring rail transit times from Melbourne to Sydney to a competitive level with road freight ie. 26 hours.
$55m has been spent on rail sleeper upgrade and provision of dual gauge rail from Acacia ridge to Bromelton.
The Mt Lindesay Highway upgrade to Jimboomba is in progress.
A bypass of Beaudesert for heavy traffic management has been approved.
Department of Main Roads plan a future major regional highway adjacentto the site
Bromelton offstream water storage is complete and Wyaralong Damis under construction

NUCLEUS ATTRIBUTES
Mirvac acknowledge the commercial challenge of providing costly rail infrastructure in a greenfield environment.
Direct frontage to the Sydney-Brisbane rail line allows commercially viable staging of rail infrastructure to match tenant takeup at the site.
Nucleus’ superior rail siding configuration aloows staging over the length of the siding and the number of adjacent siding tracks dependant on user demand.
Direct access to both Beaudesert Boonah Rd and Sandy Creek Rd arterials.
Australian Rail Track Authority (ARTC) have advised preliminary acceptance of the siding design undertaken by Qld Rail.
No flooding issues.
No sensitive vegetation or ecology issues.
Suitable topography and ground conditions.
24/7 operations.
Unconstrained by urban encroachment.
Competitive land and property costs.
Allowable interim infrastructure solutions for all major services prior to delivery of regional solutions byrelevant authorities- e.g. water, sewer.

SUSTAINABILITY AND ENVIRONMENT
Mirvac have a strong and proven commitment to sustainability principles. Nucleus will deliver on two tiers of sustainability: - ESD principals in estate design - Carbon emission reduction advantage of freight rail.
One freight train from Melbourne to Sydney replaces 145 semi-trailers, saving 45,000 litres of fuel and reduces greenhouse emissions by 130 tonnes. (9)
From 1990-2006 carbon emissions from freight grew by 40%and may exceed two-thirds of Australia’s national targetby 2050. (10)
