MODERN METHODS OF CONSTRUCTION

MODERN METHODS OF CONSTRUCTION

MODERN METHODS OF CONSTRUCTIONKeeping “green miles” to a minimum and in line with the client’s desire to “construct a sustainable community”, local suppliers were used wherever possible.

MODERN METHODS OF CONSTRUCTION

MODERN METHODS OF CONSTRUCTION Contractors Mansell has recently completed

Phase Three of the regeneration of the Oakridge Estate in Basingstoke.

It was for housing providers Sentinel Housing Association.

Oregon Timber Frame was the structural timber frame supplier.

A 102-week project, this design and build contract delivered 142 houses and flats in 5 sections and the project was valued at £13.5 million.

MODERN METHODS OF CONSTRUCTION This third phase of the project, built in timber

frame. The previous two had been steel frame Timber frame has achieved EcoHomes

“Good” rating and the overall regeneration has been awarded the “Best Affordable Housing Project” by the Housing Corporation.

Also, the “Building for Life Gold Standard” from CABE, the Commission for Architecture and the Build Environment.

MODERN METHODS OF CONSTRUCTION

MODERN METHODS OF CONSTRUCTIONPublic sector providers are interested to the use of timber frame and appreciate its contribution to such things as good Eco ratings, which help in attracting government finance.

MODERN METHODS OF CONSTRUCTION

MODERN METHODS OF CONSTRUCTION

MODERN METHODS OF CONSTRUCTIONThey are increasingly regarded as to have

advantages such as: a means of improving quality customer satisfaction environmental performance sustainability the predictability of delivery timescales reducing time spent on site improving on-site safety and overcoming

skills shortages in construction.

MODERN METHODS OF CONSTRUCTION

MODERN METHODS OF CONSTRUCTIONWhether you are using systems such as: Volumetric Panelised Hybrid semi-volumetric system that combines

both the volumetric and panelised approaches, or on -site MMC innovative building techniques the building can be designed to include a large

amount of flexible space which can be adapted to meet the varying needs of different building users throughout the lifetime of the building.

This may be achieved through a more rigorous approach during the development of projects and in the construction process involving greater use of Modern Methods of Construction.

MODERN METHODS OF CONSTRUCTION Sustainable Communities top of the

Government's priority list. Affordable housing in short supply,

housebuilders will be hard-pushed to deliver at a rate fast enough to meet demand.

MMC the method that could be reducing time to market by 30 per cent.

Improving quality Reducing accidents and significantly cutting

both cost and construction time.

MODERN METHODS OF CONSTRUCTION Dennis Lenard, Chief Executive of supply-

chain membership organisation Constructing Excellence in the Built Environment (formed from a merger between DTI-funded Constructing Excellence and independent supply-chain body Be) clears up the mystery behind Modern Methods of Construction (MMC), and explains how this still untapped resource could be bringing significant benefits to both contractor and end-user alike.

MODERN METHODS OF CONSTRUCTION

MODERN METHODS OF CONSTRUCTIONTACKLING THE BARRIERS barriers, as the Barker 33 Review makes

more than clear. The Top Ten barriers to MMC 1 Lack of understanding; 2 Lack of confidence / process of change; 3 Cost perception; 4 Lack of positive track-record to date; 5 Lack of agreement on product and process

standards;

MODERN METHODS OF CONSTRUCTION 6 Traditional process management; 7 Design bias; 8 Supply-chain immaturity; 9 Lack of skills; 10 Turning MMC from a requirement into a

want.
